More significantly, the average sale price increased from approximately $2.64 million to $3.63 million — an increase of roughly 38%.
Average price per square foot also moved higher, increasing from approximately $1,461/SF in July to $1,753/SF in August, or roughly 20%.
Total residential sales volume climbed from approximately $36.9 million in July to $54.5 million in August, an increase of nearly 48%.
What Caused the Increase?
The month-over-month increase shouldn’t necessarily be interpreted as Coronado Village homes appreciating nearly 38% in a single month.
Instead, August had a considerably more expensive mix of homes close escrow.
Sales such as 120 Carob Way at $7.9 million, 571 Marina Avenue at $6.5 million and 839 Pomona Avenue at $5.6 million pulled the monthly average substantially higher.
This is an important distinction when evaluating Coronado home values. In a relatively small luxury market, a handful of high-end transactions can significantly affect monthly averages.
What This Means for Coronado Village Homeowners
August reinforced the depth of the Village market.
Buyers were active across dramatically different price points, from smaller cottages and condominiums to multimillion-dollar luxury residences.
It also demonstrates why applying a single price-per-square-foot figure to every Coronado Village home can produce misleading valuations.
Location within the Village, lot size, proximity to the beach or bay, architectural quality, renovation level, redevelopment potential, views and property type can create significant differences in value.

The August numbers suggest that demand for well-positioned Coronado Village properties remains healthy, particularly at the upper end of the market.
