September produced an unusually strong month at the upper end of the Village. The headline transactions were 813 1st Street at $14 million and 411 1st Street at $13.5 million. The latter closed September 1 at roughly $4,237/SF after going under contract just six days after its current listing date.

Other notable closings included 740 Coronado Avenue at $6.24M, 1100 Pine Street at $5.635M, 837 G Avenue at $4.649M, and Beach Village Residence #38 at $3.25M. At the other end of the spectrum, 278 C Avenue closed for $855,000, illustrating the extraordinary range of property types that can influence Village statistics.

Month over month: sales increased from 15 to 17 (+13%), average price increased from roughly $3.63M to $4.05M (+12%), average $/SF increased approximately 2%, and total volume jumped from about $54.48M to $68.81M (+26%).

For homeowners, September’s numbers should not be interpreted as Village property values suddenly appreciating 12% in one month. Two transactions alone represented $27.5M of September volume. The more meaningful takeaway is that buyers remain willing to pay exceptional prices for scarce, highly differentiated Coronado properties—particularly premium bayfront locations.
