Coronado Cays Real Estate Market Update: August 2026
The Coronado Cays real estate market remained active in August, but the month’s sales mix shifted dramatically compared with July.
Seven residential transactions were identified during August, generating approximately $12.3 million in total sales volume.
Unlike July, when several multimillion-dollar waterfront residences drove the numbers higher, August included a larger concentration of attached and lower-priced Cays properties.

Coronado Cays Home Sales in August
The August transactions identified were:

The highest-priced August Cays transaction was 29 Blue Anchor Cay Road at $2.9 million.
August vs. July: Coronado Cays Market Trend
The month-over-month numbers changed significantly, but the reason is important.
July produced five identified transactions with an average sale price of approximately $4.23 million, boosted by several premium waterfront properties, including the $7.5 million sale at 9 The Point.
August’s average was approximately $1.76 million.
That’s a decline of roughly 58% in average sale price, but it would be misleading to interpret that as a 58% decline in Coronado Cays property values.
The Sales Mix Changed
August simply represented a very different segment of the Cays market.
July included several high-value detached waterfront residences. August contained a much larger concentration of condominiums, townhomes and properties at lower price points.
Average price per square foot consequently moved from approximately $1,378/SF in July to $953/SF in August.
Total sales volume declined from approximately $21.1 million to $12.3 million.
At the same time, the number of identified transactions increased from five to seven.
In other words:
More properties changed hands, but they were generally less expensive properties than those that closed in July.
Why Price Per Square Foot Varies So Much in the Coronado Cays
Few Coronado neighborhoods demonstrate the limitations of price-per-square-foot analysis better than the Cays.
Two similarly sized homes can have substantially different values depending on:
- Channel and waterfront orientation
- Private dock and boat accommodation
- View corridor
- Lot position
- Renovation quality
- Village or HOA
- Detached versus attached ownership
- Outdoor living space
- Overall condition
For example, the August sales clustered around roughly $800–$1,080 per square foot, while July included a transaction at more than $2,000 per square foot.
That doesn’t mean the Cays market lost half its value in a month. It means different types of Cays properties sold.
What This Means for Coronado Cays Homeowners
For Cays homeowners, neighborhood-wide averages should be treated as context rather than a valuation formula.
A waterfront home with a private dock should not be valued against a condominium simply because both properties have a Coronado Cays address.
The most accurate analysis begins by identifying properties with similar waterfront characteristics, location, size, condition and dock capability.
Coronado Cays Market Outlook
August showed continued transactional activity despite a significant shift toward lower-priced properties.
The long-term appeal of the Cays remains closely tied to something extremely difficult to replicate elsewhere in San Diego: residential waterfront living with private boating access only minutes from central Coronado.
For owners contemplating a sale, understanding where a property fits within the Cays’ many submarkets remains essential.
