The Coronado Shores real estate market recorded three condominium sales during August 2026, generating approximately $8.44 million in total sales volume.

While transaction volume declined from July, August continued to demonstrate the premium buyers place on well-positioned residences within Coronado’s landmark oceanfront condominium community.

The month’s highest sale was 1810 Avenida Del Mundo #403, which closed for $3.54 million, or approximately $2,026 per square foot.

August vs. July: Coronado Shores Market Trend

August activity moderated from July.

Closed sales declined from four transactions in July to three in August, a 25% decrease.

The average sale price moved from approximately $2.98 million in July to $2.81 million in August, representing a comparatively modest decline of about 6%.

Average price per square foot moved from approximately $2,335/SF to $1,848/SF, while total sales volume decreased from approximately $11.94 million to $8.44 million.

Does That Mean Shores Values Declined?

Not necessarily.

Coronado Shores is an exceptionally property-specific market.

Tower, floor, orientation, ocean versus bay views, renovation quality, floor plan and even the precise position of a residence within a building can dramatically influence price.

August’s lower average price per square foot therefore tells us more about which units sold than it does about a uniform change in the value of every Coronado Shores condominium.

A Wide Range of Value Within the Shores

The three August transactions ranged from approximately $1,551 to $2,026 per square foot.

Even that range doesn’t capture the full pricing spectrum at the Shores.

In July, one premium residence exceeded $3,300 per square foot.

This is why evaluating a Shores condominium requires a more granular approach than comparing it with every recent sale on Avenida del Mundo.

A meaningful valuation should consider:

  • Tower
  • Floor level
  • Ocean, bay or city orientation
  • Unobstructed versus partial views
  • Floor plan
  • Renovation quality
  • Unit location within the tower
  • Parking
  • Recent sales in comparable stacks

What This Means for Coronado Shores Owners

August can best be characterized as a lower-volume month rather than evidence of a dramatic shift in the underlying Shores market.

Only three sales means each individual transaction has an outsized effect on the monthly averages.

For owners, the better indicator of value is therefore the performance of directly comparable residences rather than the overall Shores average.

Coronado Shores Market Outlook

The Shores remains one of San Diego County’s most distinctive luxury condominium markets.

Its combination of oceanfront location, views, amenities, proximity to the Hotel del Coronado and limited supply gives the community characteristics that are difficult to replicate elsewhere.

For buyers and sellers, however, that uniqueness also makes careful comparable-sale analysis particularly important.
