from $1.435 million to $7.5 million, reflecting the wide range of property types,
waterfront positioning, views, dock access, and condition found throughout the Cays.

July shifted toward higher-value transactions in the Coronado Cays.
The month’s $4.23 million average sale price was influenced by several
premium waterfront transactions, including the $7.5 million sale of
9 The Point.
June included a broader mix of price points, including transactions
around $1.16 million, $3.25 million, and $5.75 million. As a result,
July’s results suggest a move toward a higher-priced sales mix rather
than a uniform increase in property values across every segment of the Cays.
What the Numbers Mean
The range of July sales illustrates why price per square foot alone can
be misleading in the Coronado Cays. July transactions ranged from
approximately $829 per square foot to more than $2,000 per square foot.
Waterfront orientation, private dock capability, channel location,
views, lot position, renovation quality, architectural style, and
specific Cays village can all have a substantial impact on value.
The Takeaway
Coronado Cays entered the second half of 2026 with healthy luxury-market
activity. Five July closings generated more than $21 million in residential
sales volume, with the average sale exceeding $4.2 million.
Premium waterfront homes continued to drive the upper end of the market,
while average marketing time remained approximately 34 days.
For homeowners considering selling, the July results reinforce an important
point: there isn’t one price-per-square-foot number that defines the Coronado
Cays. Understanding the value of an individual property requires evaluating
its location, waterfront characteristics, improvements, views, dockage, and
