September’s two identified Cays transactions were 3 Green Turtle Road, which sold September 15 for $5.75M, and 38 Antigua Court, which sold September 25 for $1.75M. Public listing data reports 106 DOM for Green Turtle and 85 DOM for Antigua, producing an approximate 96-day average.
That tiny sample produced an interesting statistical result. Compared with August, transaction count fell from seven to two (-71%) and total sales volume declined from approximately $12.32M to $7.50M (-39%). Yet average sale price rose from approximately $1.76M to $3.75M—an increase of roughly 113%.
Average $/SF was considerably more stable, moving from roughly $953 to $1,001 (+5%).
That contrast is useful for homeowners because it demonstrates exactly why average sale price can be misleading in the Cays. September’s $5.75M Green Turtle closing pulled the average dramatically higher, while the underlying $/SF movement was relatively modest.
The homeowner takeaway: September was a low-volume month, not evidence that Cays values doubled. Waterfront orientation, dock capability, home size, condition, channel location and property type remain far more useful valuation factors than the monthly neighborhood average.
